Primrose Hill is a purpose-built rental development in Toronto\u2019s Moss Park, developed by Fitzrovia. The project reframes urban intensification through a lens of architectural playfulness and civic regeneration, balancing practicality with a playful, expressive design language. In a neighborhood defined by its brutalist legacy and long-standing need for housing, the development answers a vital question: Can rental be both beautiful and affordable? <\/p>\n

The project introduces 692 new rental units across two stacked towers rising 39 and 40 storeys, alongside two existing 1970s brutalist apartment blocks. Totaling over 573,000 square feet of residential space, Primrose Hill invites a diverse mix of residents to foster an inclusive, multi-generational community rooted in equity and shared urban experience. As an embodiment of whimsy and play, the high-rises\u2019 stacked forms are a subversion of traditional massing \u2013 they increase in size as they ascend, opening the ground plane for opportunities of vibrant and engaging community spaces at street level.
